  • Minor electrical repairs : Minor flaws, like wobbly sockets or a dead light switch, are usually not deal-breakers for most buyers. So unless it’s a safety hazard, feel free to skip it. 
  • Aging appliances : Does your old dishwasher, oven or split-system still do its job? Leave it. Unless it’s completely non-functional, or looks like it’s survived three world wars, it's probably fine. 
  • Driveways & paths : A small crack in the concrete or a crooked paver? Most buyers won’t bat an eyelid. Resurfacing is likely not worth it. 
  • Building or structural issues : If something doesn't align with modern building standards in an older home, but is still safe and legally acceptable, it might not be worth the cost or hassle to update. If in doubt? Hire a building inspector to help identify anything that’s non-conforming. 

 

Strive For Potential Over Perfection 

While it’s important to make sure everything is in good order and looks great, you need to strike the right balance between what actually is and isn’t worth updating before selling your house.
