It’s easy to think that mould is inevitable in winter, but that’s not the case.

With the right steps, you can minimise the risk and keep your home healthy, dry and comfortable right through the colder months.

Let’s break down why mould shows up, what you can do to prevent it, and when it’s time to get in touch with your property manager.

 

Why Mould Loves Winter

Mould tends to pop up in places that are damp, poorly ventilated, or both.

Bathrooms, laundries and windowsills are common problem areas because they are prone to condensation - but it can also show up behind furniture or inside wardrobes where airflow is limited.

Once it starts, it spreads via invisible spores in the air, settling in dark, moist areas and growing into those familiar black, greenish or even orange patches on walls, ceilings and fabrics.

And aside from being unsightly, mould can also affect your health - especially if you’ve got asthma, allergies or sensitivities.

According to trusted cleaning brand, Dettol Australia, "Inhaling the spores produced by mould may cause health problems, particularly if you’re sensitive or allergic to it. Exposure to mould may trigger… runny or blocked nose, sneezing, wheezing, coughing and skin or eye irritation."​

 

Top Tips to Prevent Mould in Rentals

You don’t need to overhaul your whole routine to help prevent mould, but a few small changes can make a big difference.

 

1. Let your home breathe
We know it’s tempting to seal everything up when it’s chilly, but fresh air is your first line of defence.

Even when it’s cold, try to open windows for a short time each day - especially after cooking or showering.

If your rental has exhaust fans in places like bathrooms and laundries, make sure they’re being used and working properly.

 

2. Watch the condensation
Wipe down your windows when you spot moisture, and don’t forget to check behind blinds and curtains.

It’s easy to miss mould building up along the edges of window frames or on fabrics that stay damp for too long as well, so inspect regularly as it can grow quietly over time.

 

3. Move the furniture (just a little)

Mould loves dark, still air, so don’t give it a comfy hiding place.

Pushing large furniture like couches and wardrobes slightly away from walls helps air circulate and reduces the chance of mould creeping in behind. Just a few centimetres can help.

 

4. Keep things dry

If you’ve got outdoor drying space, use it whenever the weather allows, or use a dryer that vents outside.

If you’re drying indoors, make sure there’s good airflow - and avoid using portable gas heaters that aren’t flued, as they can actually increase humidity and worsen mould (not to mention their fire-hazard status).

 

5. Stay on top of cleaning

Bathrooms in particular are mould magnets, so need regular attention.

Vinegar diluted in water (4 parts vinegar to 1 part water is a good mix) is a simple and effective cleaner for early mould patches.

For stubborn spots, Dettol recommends using a mild detergent or diluted bleach solution - and always make sure the area is dry afterwards: "Try cleaning the affected area with a mix of mild detergent or vinegar diluted in water… If this doesn’t work, use a diluted bleach solution… and always ensure the surface is completely dry after you’ve removed the mould."​

 

When It’s Time to Call Your Property Manager

Not all mould is a DIY job.

While everyday mould prevention is up to you as the tenant, there are times when mould is caused by issues beyond your control - and that’s when your property manager needs to step in.

If you notice any of the following, it’s time to let your property manager know:

 

·         Leaks from taps or pipes causing recurring dampness

·         Mould spreading across large areas (like ceilings or walls)

·         Persistent dampness or musty smells that don’t go away, despite good airflow

·         Signs of mould appearing behind furniture or built-in wardrobes

 

Under South Australian tenancy laws, landlords are responsible for keeping the property in reasonable state of repair.

That includes things like fixing leaks, and making sure ventilation and insulation are properly maintained.
